  1. Submit your deal

    Send us the basics — deal type, purchase contract, amount needed, closing date, and your exit strategy. The more complete the picture, the faster the review.

  2. Review & agreement

    We evaluate the deal on its merits. If it's a fit, we put a joint venture agreement in writing that spells out exactly what's funded, what it costs, and when it's repaid.

  3. Funds wired to escrow

    Money goes directly to the title or escrow company handling your transaction — never to individuals. Your closing team confirms receipt.

  4. Close & payoff

    Our funds and agreed return are repaid at closing through the same title company, disbursed on the settlement statement. Clean, documented, done.
